  Our History
 

Central Development Corporation is an Illinois Corporation established in 1981 with its current office location in St. Charles, Illinois. Ronald D'Aversa is the president and founder.

Central Development's initial focus was in the sales of a manufactured residential home produce, Wausau homes. Wausau homes consist of a modular and panelized construction generally built on customer-sold scattered lots. Within that product line the company had expanded to encompass all phases of construction as a complete turnkey operation for its prospective buyers. Central Development sold and/or constructed well over 300 manufactured homes in the mid 1980's.

In addition to the manufactured housing, the company had been involved in the high-end residential home market acting as general contractor, as well as it s current focus to develop and manage commercial properties.

In the mid 1980's Central Development Corporation expanded its activities into land development with responsibilities ranging from land acquisition, city planning, site infrastructure, and construction management within DuPage, Kane, and Lake Counties.

  1. Ingalton Hills Estates developed in 1989 was a 33 unit residential subdivision in the City of West Chicago. A model home was built to show, and staffed with their own sales personnel. Within the subdivision, 20 percent of the lots were sold and built for their own customers ranging in price from $250,000 to $400,000. The balance of the lots was sold to multiple builders for their inventory. The project from inception to completion was 24 months.

  2. Mystic Cove Subdivision, developed in 1993 in the Village of Antioch, Lake County, included 43 residential units on lakefront residential property. Central Development Corporation was a two-thirds majority shareholder and general partner responsible for site development and unit construction. Prices in this development range from $400,000 to $500,000.

  3. Lexington Fields Estates, Schaumburg, Illinois, was developed by Central Development Corporation in 1997. This project consisted of 12 residential homes with prices ranging from $600,000 to $950,000. All homes in this project were completed by 2001.
   
  Our Commercial Projects:
 

Campton Square, a 28 acre development in Campton Township, Kane County, Illinois, began construction in 1999. Geographically, the project is located on the southeast corner of La Fox Rd. and Rt. 64., with a St. Charles mailing address. This is a 72,000 sq.ft. office/retail complex using upscale design guidelines and permitted uses. The project consists of fifteen buildings of 4,000 and 8,000 sq.ft. which are being marketed for sale or lease. We are marketing this project to businesses that we feel will be servicing the surrounding residential communities. It is projected within the next five years and within a five-mile radius, there will be well over 3,000 homes in this general vicinity. Currently there are over 21,000 vehicles passing this site daily. We feel that other support businesses such as dental, medical, real estate agencies, investment brokers, and professional offices in general will be a natural for this project. Occupancy at Campton Square is nearly full. There are limited lease and condo spaces available.

In 2003, Winfield Crossing was built, leased, and sold to an investor. This is an 8,000 sq.ft. building located at 26W276 Geneva Rd., (northwest corner of Geneva Rd. and Delano St.) in Winfield, IL. The architectural style of this building is expected to establish the new design standard for the Geneva Rd. retail corridor of Winfield. Six tenant spaces are housed in this building, which is currently sold and leased.

Central Development Corp. has recently begun construction on The Fountains at Town Center. This retail development is located on the northwest corner of Gary Ave. and Lies Rd. in Carol Stream, IL. It is directly adjacent to Ross Ferraro Park, which village officials conceived and developed as their "Town Center" to give the community a central focus. The Fountains at Town Center acts as an extension of that theme and project. Central Development is constructing the retail portion which acts as the gateway to a Town and Country Homes project of 145 upscale town homes. This retail development consists of approximately 31,000 sq.ft. within three (3) buildings having a retail mixed use to include an 7,000 sq.ft. full service restaurant. Occupancy at The Fountains at Town Center is nearly full. There are limited lease spaces available.

One of our newer projects, KD Business Park, is a 6.5 acre site which has direct access to Rt. 38 in West Chicago, Illinois. We will have available approximately 7,000 sq.ft. of potential restaurant or retail space, and the balance of the project will be 36,000 sq.ft. (divisible) ORI zoning for Office/Warehouse condo units housed within three (3) buildings. The proposed start date of this project will be mid-2008.
